How much will my inspection cost?
Most inspections cost $400-$600. The final rate depends on square footage and any selected add-ons, such as pool inspection, sewer scope inspection, and termite inspection.
How do I read my inspection report?
The Texas Real Estate Commission dictates that inspectors use a standard form. This is both positive (consistency is generally good) and not so positive (government forms are government forms). We’ll be the first to admit that sometimes an inspection form can be confusing.
We do everything we can to make sure that the information presented on your inspection is clear and informative – and we go through the report with you step by step. Additionally, your Element Inspector is just a phone call or email away if you have further questions.
Is there a reason something would not be inspected?
We do everything possible to perform a thorough inspection. Unfortunately, we’re not super-people (we’re working on it). There are many reasons that an inspector can’t access an area, such as weather conditions, heavy furniture in the way, small openings, etc. In these instances, we carefully note inaccessible areas in our report.
Further if a limitation is in line with the TREC Inspector Standards of Practice your inspector will notate the limitation. Here is a link to the TREC Inspector SOP.
How long will the inspection take?
An average home inspection will take 4 hours, this can very based on the square footage, and any options added such as a sewer camera inspection. You will receive an email with the start time, end time, and when to show up for the summary walk through with your inspector.
Can my home inspector make any repairs?
No your home inspector is a third party inspector only interested in finding the good, and bad of each home, Element Inspection does not perform any repairs.
